ABOUT OUR MANAGING DIRECTOR
Hello, my name is Carole Cooney. I am 55 years old. I am married and mother of two children. My husband and I ran Hotels and Pubs at every level for 25+ years, and we retired from this is 2007. Since then I had two office jobs locally between 2007 and 2013. I inherited some money in 2011 and bought 3 houses, which I still have to this day. In 2013, I became involved in Property.
I did all of Progressive Property training courses between September and December of 2014, and immediately started implementing Mark I'Anson's DYG model and quickly sold a house and a hotel as a result. Then I got into R2R in February 2015, and converted my own single let to a 5 bed HMO. This led to Serviced Accommodation and for 2 years I managed 5 houses in Cambridge for a R2R landlord who has since sold his portfolio.
I also teach Serviced Accommodation, and I now have several HMO's of my own and belonging to clients under my lettings agency, Opal Lettings Ltd. I am also sourcing houses in the Huntingdon area for clients with a view to converting them to HMO or other rental requirements.
Opal Lettings Property News round up brings you up to date with what has been happening in Property this summer. Huntingdon House Prices: The average property price in Huntingdon is £296,016 now in August 2019, according to latest figures from Zoopla. Since May this year, it has fallen 0.93% and since August 2018, it has…
Opal Lettings Guide to Tenant Fees Ban Since last Saturday, 1st June, the Tenant Fees Ban has become law. In most respects it is a good thing, as some Letting Agents and Landlords have been charging inflated prices for credit checks and inventories. And under the new laws, there is also a limit to the…
Huntingdon and Peterborough Landlords – Section 21 No Fault Evictions are actually Yes Fault Evictions!
Huntingdon and Peterborough Landlords – Why did You Serve Your last S21? It is of vital importance that all Huntingdonshire and Peterborough Landlords ask themselves this question and share their answers with www.yesfaulteviction.co.uk! And sooner rather than later! On 15th April 2019, the Government announced that it was abolishing Section 21, the so-called ‘no fault’…
As you may well know, I specialise in managing HMO’s in the Huntingdon to Peterborough corridor. I spotted a house in Huntingdon last September and have followed its progress all the way through since then. I first viewed it when I attempted to buy it, as I have a Single Let of my own around…
I normally write about the Huntingdon and Peterborough property market, but this issue is a nationwide problem that affects us all. Not exactly breaking news, as it was announced on 1st March. But the best news I have heard all week! The Right to Rent scheme was introduced in England in 2016 and forces Landlords…
If you have never experienced rent arrears, verbally abusive, violent or lying tenants, then you have been incredibly lucky. Thankfully, the vast majority of tenants are excellent customers and a good working relationship is enjoyed by Landlords and tenants alike. Most of us Landlords have experienced all of the above – and more than once. …
As it’s Spring clean time of year, Opal Lettings have listed a few areas of compliance that you need to address if you have a rented property or are considering renting out a property. Not only do you need an EPC (Energy Performance Certificate), it now needs to be above the E rating since April…
What does 2019 hold for Huntingdonshire Housing? Are prices likely to rise or fall? What is in store for the local rental market? Will Brexit have much of an effect? At Opal Lettings Ltd, we would like to start by wishing all of our Tenants, Landlords and Clients a Merry Christmas and Prosperous New…
Still hard to know, as we haven’t been given any conclusive information following on from Theresa May presenting her plan to Parliament a few days ago. At Opal Lettings, pretty much like anybody else in business, we are waiting to see what happens, and everyone wants the Politicians from bickering and make some conclusive decisions.…
There are many factors that influence these statistics, and here at Opal Lettings, we will try to decipher them. In a nutshell, a recent report by the Bank of England says the Housing Market is “Just About Clinging On”. They say it has been softening across the UK as homes, particularly larger more expensive ones…
House Purchase for Letting
"I have just bought a house and Carole has helped me choose it, assisted me through the whole process, plus utilising her other contacts in the industry on my behalf. We are now preparing it for HMO, which Carole will manage through Opal Lettings, and I am looking forward to making a tidy cash flow pcm within a couple of months, based on Carole's HMO model. I am very pleased I met Carole and recommend her to anybody wishing to follow the same route"
"I have known and worked with Carole for 3 years now. She is honest and ethical and very good at what she does. With Carole, what you see is what you get. She is helping me to buy a property in Cambridgeshire, as London prices are out of my budget. When we acquire the property, Carole's team will manage it as HMO, and all I will have to worry about is looking at the extra cash flow in my bank account every month. This is great for me as I have another business in London and would not have the time to come up to Cambridgeshire to manage the property myself"
